Through our core client business the majority of our role is as the Building Owner's Surveyor, this is acting on behalf of the Building Owner who is looking to undertake a construction project, this can often lead to our appointment as Agreed Surveyor which we are happy to undertake as this offers the Client value for money.

 

As your Surveyor,  we will review your project to ascertain all the notifiable works you require to undertake to prevent costly dalys at the construction  phase. we will undertake legal searches to identify the owners, prepare the notices and serve upon your neighbours the correct notices. It is our intention to assist you in the first instance on obtaining consent from your neighbour. We would much prefer your satisfaction with our services and hopefully lead to future referrals to friends and family. Please note we do not charge for serving notice.

 

We will upon receipt of your neighbours acknowledgement progress your project, should an award be required we will undertake a schedule of condition of your neighbours property and prepare a Party Wall Award. Within this award we will ensure that your rights as detailed under the Party Wall Act etc 1996 are maintained.

 

Whilst having to pursue an award may seem like the worst outcome, it does come with benefits. In circumstances your builder maybe entitled to access to your neighbours land which you would not normally achieve or entitle you to cut a chase into your neighbours building in order to weather your structure. It is our duty when undertaking the schedule of condition to find and document every defect and hairline crack in your neighbour's property. It is quite often the case when a neighbour hears 'banging' next door to suddenly take interest in their wall and suddenly notice a crack that may of been there for many years. These defects documented before the works commence can avoid unecessary disputes or bad feelings between neighbours.
